LEADING COMMERCIAL FINANCE FIRM, CAPITALSOURCE, EXPANDS IN WESTLAKE; LEASES 10,619 SQ. FT. OF OFFICE SPACE


WESTLAKE VILLAGE, CA - CapitalSource, Inc., one of the leading commercial finance firms in the United States, has leased 10,619 sq. ft. of office space at Westlake Business Park North in Westlake Village, CA for more than a twofold expansion in that community, announces Westcord Commercial Real Estate Services.

Marc L. Riches, an office specialist for Westlake Village-based Westcord, reports that CapitalSource plans a February, 2007 occupancy of its new area headquarters located at 30699 Russell Ranch Rd. following extensive tenant improvements. Approximately 35 people are expected to be employed at the site.

Westlake Business Park North is a 198,558 sq. ft. office campus owned by Teacher’s Insurance and Annuity Association of America comprising three two-story office buildings.

Riches and Cory Richmond of Westcord represented CapitalSource, Inc. Tom Festa of Grubb & Ellis represented the landlord. Consideration for the seven-year lease was $2.48 million.

Publicly-held CapitalSource Inc.
