CALABASAS,
CA -- A four-year cooperative effort between officials of the Calabasas, CA area,
the developer and tenants to satisfy local design guidelines is yielding the first
automotive service facility in the strategic Las Virgenes corridor in a decade. The
new Calabasas Auto Center will feature Goodyear Tire And Auto Repair and Texaco Xpress
stores, announces Westcord Commercial Real Estate Services. Joe Lopez, president of Van
Nuys-Ca-based Westcord, reports that a Dec.1 completion and occupancy is scheduled for the
8000 sq. ft. center located at 4929 Las Virgenes Rd. in the Los Angeles County area of
Calabasas.
Lopez reports that Falcon
Crest Tire & Service has signed a long-term lease for the Goodyear store comprising a
4687 sq. ft. wood frame and stucco structure in the two-building complex. Meanwhile,
Bill Haugh has leased the accompanying 3000 sq. ft. concrete facility and will operate a
Texaco Xpress lube featuring routine maintenance services.
Joe Lopez and Jill Lopez of Westcord represented Falcon Crest, Bill Haugh and Frank
Niesner, the project developer. Both leases are long-term and are valued at over
$1,000,000 each. "There hasn't been an automotive project approved in this area in
years, so there's a pent-up demand. Area residents, many of whom use heavily
traveled Las Virgenes Rd., the gateway to Malibu, have had to drive as much as five miles
to receive automotive service," Joe Lopez said.
He added that the new
development won city approval on the strength of the full-service approach of the tenants
and its "airy, open courtyard design, such upgrades as a stamped concrete driveway,
and an unobtrusive location". Sam Musharbash, the Goodyear franchisee, stated that he
chose the Las Virgenes location because of its strong demographics and the absence of
automotive centers nearby. "There's nothing available for automotive service for
miles," said Musharbash, who said he likes the area so much he plans to establish
residence there. His Goodyear store will offer services ranging from smog checks to
general computerized automotive repair, as well as tire services. Musharbash has
another store in Santa Barbara and a third to open soon in Bakersfield.
Bill Haugh, a 20-year Calabasas resident, said his Texaco Xpress will feature a car wash,
routine maintenance, including lube, oil and filter changes, transmission fluid and engine
coolant services. Haugh has two other stores in Simi Valley. "We were happy to
work with the city and their Gateway Master Plan to satisfy their uniform design
guidelines. This automotive center is critical to the plan because there was no
place to get your car fixed in the area. We intend to be the neighborhood service
people," said Haugh.
