THOUSAND OAKS, CA
-- In what is reportedly Ventura County's largest office transaction in years,
Amgen, the world-leading biotechnology company, has signed a sublease with Intel
Corp. to occupy a new, two-building 200,000 sq. ft. office complex at Conejo Spectrum in
Thousand Oaks, CA for its ongoing expansion, according to officials of Westcord Commercial
Real Estate Services.
Tony Principe, executive
vice president of Westlake Village, CA-based Westcord, said Amgen inked an 8 1/2-year
sublease for the office buildings located at 2380 and 2400 Conejo Spectrum Dr.
Lease consideration was not disclosed.
Principe and Cornish and
Carey of Santa Clara, CA cooperated in representing Intel. Seth Dudley and Dave
Gordon of the Studley Company represented Amgen. Principe said the buildings
subleased by Amgen are two-story, concrete tilt-up structures with large 50,000 sq. ft.
floor plates. The buildings provide on-site parking in the ratio of 3.8 spaces per
1000 sq. ft. of building area.
Principe said that the
Conejo Spectrum facilities are expected to accommodate Amgen's ongoing expansion in the
Thousand Oaks, CA area. He noted that the buildings are likely to house a large
portion of the operations of Immunex, another biotechnology company acquired by Amgen in
December, 2001. It was reported at the time that Immunex brings Amgen a profitable
pipeline of new products, most notably Enbrel, a rheumatoid arthritis drug.
Intel, said Principe, had
some nine years remaining on its lease at Conejo Spectrum with Cusumano Real Estate Group,
a Burbank-based real estate investment company that bought the buildings from Investment
Development Services shortly after they were built. Recently, Principe leased a
50,373 sq. ft. building for Intel in Newbury Park to Agfa and is currently marketing two
other buildings for the company totaling 130,000 sq. ft. in that community.
