GROUND BROKEN FOR $4 MILLION THOUSAND OAKS OFFICE
COMPLEX; TO HOUSE BAJA FRESH HEADQUARTERS



THOUSAND OAKS, CA -- Ground was broken this week (July 11) for the Mediterranean-styled, $4 million  Moody Court Corporate Center in Thousand Oaks, CA which has been 60 percent pre-leased by Baja Fresh for
their company headquarters, announces Westcord Commercial Real Estate Services.

A project of TR Funding LLC of Westlake Village, CA, Moody Court Corporate Center is a two-story, 22,000 sq. ft. office building located on 1.4 acres of land at 100 Moody Court, Thousand Oaks, just north of the Ventura Freeway (101).

Tony Principe, executive vice president of Westlake Village-based Westcord, reports that Baja Fresh earlier signed a 10-year lease valued at $3 million for occupancy of the building's entire 12,000 sq. ft. second floor upon completion scheduled for the first quarter of 2002.

The move accommodates Baja Fresh's substantial growth plans, including expansion to more than 160 restaurants in 12 states by year-end, Principe said.  Approximately 45 people will be employed at the site by Baja Fresh.

According to company officials, "Baja Fresh" is the preeminent brand in quick-casual, fresh Mexican food, known for its high-quality menu and fresh salsas with memorable flavors, served for eat-in or take-out in a convenient and clean restaurant environment.

Noting that the office vacancy rate in the immediate area of Moody Court Corporate Center is virtually zero, Principe said the new office building is the only project of its kind underway north of the Ventura Freeway.

Designed by Neil Scribner of Thousand Oaks and being built by Squire Construction Corporation of Newbury Park, the new office building is a steel frame, Class A structure distinguished by a staggered facade, red tile roof and generous window exposure on both levels.  Other features include four per 1000 sq. ft. of surface parking, generous landscaping and elevator access, and a dramatic lobby accenting marble floors, maple-covered walls, and a stainless steel staircase.  Space is available from 4000 to 10,000 sq. ft., said Principe, the project's exclusive marketing agent.

"Office space desired by corporate and service type tenants is at a premium in Conejo Valley where the vacancy rate remains at historical lows.  The TR Funding project aims to fill that void," Principe said.
