MOORPARK, CA
-- As residents of suburban communities with burgeoning housing development seek
to neutralize lengthy commutes to work and wear and tear on their psyches, a trend of
establishing workplaces closer to home is increasingly becoming the primary antidote,
according to Westcord Commercial Real Estate Services.
Among the latest
communities to adopt this concept is Moorpark, CA in Ventura County where a veteran area
developer Grand Moorpark LLC has announced plans to build a $12 million medical/office
complex which project officials say is the first development of its kind to ever be built
in that community. "Moorpark has witnessed a dramatic increase in new home
construction, with up to 3000 units planned for the next five years. While there has
been substantial retail space built, there has been no office and medical space built to
serve Moorpark. These people currently commute to San Fernando Valley and as far
away as Santa Monica, but would prefer to work closer to home," said Darryl
Zilberstein of Westlake Village, CA-based Westcord Commercial Real Estate Services.
Zilberstein and Bruce Hamous of Westcord are exclusive marketing agents for "Grand
Moorpark", a development to be built on four acres at 650 West Los Angeles Avenue,
Moorpark. The project will feature a 48,000 sq. ft. two-story medical/office
building, complemented by two separate sites of approximately 3,800 sq. ft. each earmarked
for build to suits, restaurants, banks, medical, or financial institution use. "Grand
Moorpark" will be distinguished by Spanish Mediterranean architecture, and
wood, steel and stucco construction. The developer is handling design and
construction in house. Construction is scheduled to begin in September, with completion
slated for the end of the second quarter, 2003.
