Canoga Park, CA - A four-story, 80,000 square foot Class A office building located across from the Westfield Mall in Canoga Park, CA that was rehabilitated and re-positioned raising it to 100 percent occupancy has been sold by Owensmouth LLC for $11.l million to an undisclosed San Fernando Valley investor, announces Westcord Commercial Real Estate Services.
Tony Principe, president of Westlake Village, CA-based Westcord Commercial Real Estate Services, represented both the sellers and the buyers.
The Class A office building located on 1.3 acres at 6800 Owensmouth Ave. contiguous to Warner Center was acquired by Owensmouth LLC from Arden Realty in May, 2002. Principe said at the time the building was less than 65 percent occupied. In the interim the property underwent extensive renovation of common areas. Subsequently, Principe and Darryl Zilberstein, also of Westcord, leased approximately 30,000 sq. ft. of space.
The office building features steel construction and is distinguished by a layered white stucco and dark glass facade. Other features include all suites pre-wired for high speed Internet and other broadband services, four-to-one surface and secured underground parking, and numerous view offices.
Among leading building tenants are State Farm, Fidelity Life, and the Department of Motor Vehicles.
