GROWING FIRMS SNAP UP 22-BUILDING
THOUSAND OAKS PROJECT IN JUST ONE YEAR




 

THOUSAND OAKS, CA -- Underscoring the ongoing desire for growing companies to own their own facilities, Westcord Commercial Real Estate Services of Westlake Village, CA announces the sale of the last two of 22 buildings in the Grande Vista Business Park in Thousand Oaks, CA for an aggregate of $1.4 million.

Tony Principe, executive vice president of Westcord, reports that Advanced Business Tech, a computer wholesaler, and Darren Friedman of Thousand Oaks, CA, each acquired a building of 7042 sq. ft.   The building purchased by Friedman will be occupied by Unicare Diagnostics Health System.  The buildings are located at 3305 and 3265 Grande Vista Dr.

Principe and Jim Darin of Westcord represented Advanced Business Tech and Burke Real Estate Group of Santa Ana, CA, the landlord in both transactions.   Daryl Zilberstein, also of Westcord, represented Freidman.

Noting that the Conejo Valley has less than a four percent vacancy for light industrial buildings in the 5568 to 15,000 sq. ft. size range, Principe noted that Grand Vista Business Park was absorbed just 12 months following opening.  Total sales volume was $18 million.  Westcord served as exclusive marketing agent.

Grande Vista Business Park is strategically located on an elevated, high visibility site just north of the Ventura Freeway (101) at the Wendy Dr. exit.   Among key features of the concrete tilt-up buildings are 400 Amps 277/480 power, fully fire sprinklered space, 14'x14'ground level loading doors, 16-foot interior clearance, and expandable offices.
