AGOURA HILLS, CA -- Agoura Hills investors have acquired a 71,000 sq. ft.,
Ventura Freeway (101) frontage, park-like office building in a sale/leaseback transaction
valued in excess of $8 million, announces Westcord Commercial Real Estate Services.
Known as Village Corporate
Center, the two-story office building on 4.5 acres of land at 30101 Agoura Court, was
acquired by Agoura Court Partners. The building is familiar to many as the former
site of the Agoura Hills city hall and the current home of the Las Virgenes Chamber of
Commerce.

Principe, executive vice president and president, respectively, of Westlake Village-based
Westcord, represented the buyers. Kamal Banki of Westcord represented USA Petroleum,
the seller. Tony Principe reports that USA Petroleum occupies and has leased back 15,000
sq. ft. of space in the building as part of the transaction.
Currently 70 percent
occupied, Village Corporate Center has space available from 1100 to 10,000 sq. ft.
Darryl Zilberstein and Cherie Honig of Westcord are marketing the space. Principe
emphasized that the new owners have initiated a building renovation featuring the cosmetic
upgrading of all common areas. He added that the property has been entitled for the
development of another 32,000 sq. ft. of office space on a separate parcel. Village
Corporate Center features a Mediterranean architectural theme and is dramatically sited in
a park-like environment of abundant oak trees and a spacious open green area.
