RETAIL BUILDING TO ACCENT HIGH IDENTITY FOR LARGE, SMALL TENANTS


WESTLAKE VILLAGE, CA - Plans for a new $6.5 million upscale free standing retail building, set to break ground the first quarter of 2007 in Westlake Village, CA, have been announced by Tony Principe, president of Westcord Commercial Real Estate Services of Westlake Village, the brokers marketing the property.

Principe said this “one of a kind” 10,000 sq. ft. building will feature 32-foot high ceilings, allowing it to accommodate 5000-10,000 sq. ft. retail tenants, or by adding a full second floor mezzanine, it would accommodate a 20,000 sq. ft. furniture use.

The property is well located in close proximity to the Westlake Village Auto Mall, and comprises nearly an acre of land between Westlake Blvd. and Hampshire Rd., which is the busiest retail trade area in the city, Principe said.

“The distinctive architecture of the building will allow for maximum exposure with its full height glass and dominant identity expressed by two prominent towers displaying the tenant’s signage. The building is also uniquely positioned at the front of the property, and with the on-site parking in the rear to capture the busy Thousand Oaks Boulevard traffic,” Principe said.

The new retail building is being developed by TR Funding of Westlake Village, and was designed by Neal Scribner of Thousand Oaks, CA.
